Pre - Purchase Building Inspection

An AusGuard Pre-Purchase Building Report is a comprehensive and independent document completed by an inspector in accordance with Australian Standard 4349.1.


The report describes the condition of all the various building components and external structures and whether they will require your attention.


The report will identify and explain any existing problems such as structural damage, termite damage and potential safety hazards advising on repairs and indicate any remedial or maintenance requirements that you need to consider before purchasing the property.


The report will also contain photos of notable items so that you can see what issues may exist and what they look like. It also contains a glossary of technical terms to help you understand the report.
If you have any concerns or queries about the property you are interested in, we can instruct our building inspector to address these issues specifically during the inspection. Simply advise us of your concerns at the time of your booking.

What is a pre-purchase building inspection?

A pre-purchase building is undertaken when you are purchasing a property and your offer has been accepted..


We will arrange access with the agent to make the process somewhat streamlined!


The inspection will concentrate on identifying any ‘major’ items of concern that could be very costly to rectify. Generally, these items can be grouped into three main categories, safety hazards, and major and minor defects. 


If any of these items are identified, you will then have time to talk to your agent and possibly renegotiate the deal or even pull out of the contract (if a major defect is identified). The last thing you want is any costly surprises once you move in and get settled.

Dilapidation Inspection in Sydney

Dilapidation inspections (Property Condition Surveys) report on the condition of a property at a given point in time. It records any existing damage and the state of any particular aspects of the property that are likely to be affected by construction work, excavation or demolition.

A dilapidation report in Sydney is useful in defence if any claims are made by the owner of a neighboring property for damage, they believe your building works have caused. The report should be signed by both parties prior to building work commencing.

The dilapidation report is carried out in accordance with AS4349. 1-2007; It details the existing condition of a structure, road, footpaths etc. prior to building work being carried out on a neighbouring property. Most councils as part of a development application will require a dilapidation report be carried out on neighbouring structures. It itemises each defect found and includes a photo of each. The inspector will report on all internal and external areas and where required, the council assets.
